  • The obvious downside to home swapping is that someone else will be living in your home, sleeping in your bed and potentially damaging your property. However, as you are staying in their home at the same time most swaps go without a hitch.

    "All the UK agencies we spoke to told us that serious complaints were few and far between. Those they do receive are generally down to incompatible cleaning standards," said consumer group Which? when it looked into holiday exchanges earlier this year.

    "If things do go seriously wrong, the agency will act as a go-between. However, the exchange system is based on mutual trust, and the agency bears no legal responsibility. Members may be struck off if it is believed they have broken an agreement, or even abused the system, but that is of little comfort if you have a bad experience."

    Another downside of home swapping is that your home insurer may not cover you for accidental damage, theft or vandalism while strangers are staying in your home. Insurer eSure confirms it wouldn't cover your building and its contents if swappers were staying in your home; a view uSwitch says is shared by most, if not all, insurance companies.

    "The main reason is that accidental damage cover is there to cover damage to your property by your family and friends – such as wine accidentally being poured onto your television or smashed lighting if a game on the Wii became too animated," says an eSure spokesperson.

    "It is not there to cover an eventually that has a definite outcome: if you allow a stranger to use your home then the likelihood of damage is almost certain. Friends and family will take due care in your home and with your belongings. People who don't know you have no reason to treat your personal property as if it were their own."

Swapping homes helps people see faraway places

  • New clubs seek to match home exchangers interested exclusively in golf or who want to swap motor homes or sailboats, said Leslie Nicodemus of Tiburon, a self-proclaimed "exchange diva" of KnowYourTrade.com. Know Your Trade is a kind of Yelp for home exchange clubs. It connects prospective home exchangers with clubs and encourages members to rate and review clubs.
  • It's hard to know how many Bay Area residents have done home exchanges, but it's clear that the Bay Area is a hotbed of activity. Kushins said about 400 of his listings come from the Bay Area. The directors of the U.S. chapter of another home exchange company, InterVac, are based in the Bay Area.


    Another Bay Area couple run a home exchange directory and rating Web site as well as a trade group for home exchange companies, complete with ethics rules and mediation for groups that feel their clients have been poached by upstart clubs.


    Why is the Bay Area so popular? Simple, said Nicodemus. San Francisco is a world city.


    "New York City, San Francisco and Paris are the three huge, huge areas for home exchange," she estimated. "Wherever you want to go, you can get an exchange if you live in the Bay Area. That's how we got to Paris and Mexico. It wasn't because we were looking to go. It's because people approached us. We get 10 to 20 home exchangers a week writing to us."

  • Propertyfinder.com asked nearly 1000 people about home swapping and revealed that it is surprisingly popular. Half of respondents knew about home swapping and 18 per cent said it was something they would consider, although less than 3 per cent had actually done it.



    The people most likely to do a home swap were between the ages of 31 and 35 with 63.8 per cent of this age group saying they would consider exchanging homes for a holiday.



    However, unlike the film, single people emerged as the people least likely to consider a home swap, perhaps opting for more sociable holidays. People with families were the most enthusiastic respondents, citing affordability as the most popular reason for choosing a home swapping holiday.
